The Comeau Building is a ten story, 90,000 square foot retail/office building located in downtown West Palm Beach, Florida. NCP acquired the building and embarked on an adaptive re-use of this nationally registered landmark building included the conversion of the property from a retail/office use to a boutique hotel under the Marriott Renaissance flag. This complex project included historical tax credits, local development agency support, and municipal entitlements. The franchise (“flag”) was approved by Marriott and all design and pre-development work was completed.
The aLoft Hotel was a conversion of an existing 72,200-sf six story historic office building into Starwood’s nationally branded select service hotel (the “Project”) located in the heart of Downtown Central Business District in West Palm Beach, Florida. The entitlements, franchise (“flag”), historic tax credits, as well as, the design work, were all completed.
The Project plan included the following: 150 hotel rooms/suites (115 in existing building, 35 in new adjacent annex); Limited Service Restaurant/Lounge; Fitness Center; Parking in nearby lots and City Garages on contract basis; Rooftop terrace and pool; and a newly created 13,000 square foot adjacent park.
Digital Compression Technology LLC (DcT) has developed an innovative patented modulation baseband technology (“Kelquan”) that can be utilized to substantially improve the capacity of a bandwidth limited communications path. DcT's unique technology will enable major telecommunications operators and network equipment manufacturers to address some of the challenges stemming from customers’ strong demand for increased data rates and looming spectrum shortage through increased spectral efficiencies.
Lakeside Village Green is a redevelopment of the former Chikaming Township office building and fire station in the lake home community of Lakeside, Michigan. Located just 80 minutes from downtown Chicago, the area experienced unprecedented value growth of residential properties at the time of development. The development team included architects and investors from the local community. NCP acquired the property and built 3 duplex buildings for a total of six homes on the site and completed the redevelopment in 2007.
Archaio, LLC provides digital blueprint solutions to scale, allowing both government and industry to turn paper-based blueprints and construction drawings into digitized 2D and 3D solutions. The Digital Building line of products and services utilize the company’s patented scaling technology, ensuring document measurements are immediately accurate for both business and emergency situations. Archaio is headquartered in New York with customers located worldwide.
NeTrust Lease Equities, LLC was founded in 1998 to acquire a portfolio of triple-net leased, single tenant properties with the intent of completing an IPO and converting the company into a publicly traded REIT. After the sponsors and initial management failed to execute the original business plan, NCP assumed management responsibility in 2000 and restructured the company to eliminate significant overhead and create positive cash flow during the market downturn. Over the course of several years, NCP divested the NeTrust assets located in several states. NCP provided property and asset management services for these properties and achieved a significant return on investment for the investors.
WS Concrete LLC (WSC) provided high quality, residential concrete work throughout the Chicagoland area. Founded in 1986 and headquartered in west suburban Elburn, Illinois, WSC served the residential and commercial construction marketplace.
Concrete projects included: Foundations; Basements; Driveways; Patios; Walkways; Stamped Decorative Concrete; Acid Staining; Concrete Sealing; and Snow Removal.
Plaza 833 is a 120,000 square foot office building located at 833 Lincoln Highway (US 30) in Schererville, Indiana. The building is located at the intersection of US 41 and US 30, the most trafficked intersection in NW Indiana with approximately 90,000 cars per day.
To maximize asset value, executing a renovation and repositioning strategy was essential. NCP sub-divided two out-lots and designated the building’s 1st floor for retail tenants. To attract higher level tenants, NCP developed a renovation plan to reconfigure the parking lot, re-skin the building façade, improve exterior lighting and add an awning band around the entire ground level.
The plan called for extensive interior remodeling including all building restrooms, corridors, and the building’s lobby. A dedicated entrance was created to the rear of the property to separate the retail traffic from office tenants.
IJL – NCP, LLC dba It’s Just Lunch! (IJL) is a specialized dating service targeting busy professionals. Founded in 1992 in Chicago, IJL grew to over 35 offices nationally by 2000. IJL eschews the high pressure sales tactics of other dating services and specifically targets well educated, urban clients who are looking for a better way of meeting people.
In 2000, IJL began franchising its operations in order to concentrate on the growth of the company. NCP acquired the Chicago area franchise in June of that year. After several years of profit growth, NCP sold the franchise for significant gain.
Annual gross sales exceeded $1 million.
The Guaranty Building is a historic 44,580 square foot building located on the high exposure corner of Olive Avenue and Datura Street in downtown West Palm Beach, Florida. NCP converted the building from a rental office building into commercial condominiums.
The Guaranty Building ground floor retail, professional office tenants on floors 2-7 and a penthouse space on the 8th floor. The office spaces were customized into suites ranging in size from single-room offices to full floor spaces.
